Something in the flat has stopped working? If there is no immediate risk, it’s a routine defect that we handle during business hours. Here’s how to report it quickly and what to expect from us.

Is it an emergency?

If there is an immediate risk of damage or danger – gushing water, a gas smell, sparking electrics – treat it as an emergency and call the 24/7 line.

A routine defect is anything that can wait until business hours – a dead socket, a dripping tap, faulty fittings, heating that doesn’t warm up, and so on. Report it as soon as possible so a small issue doesn’t turn into a bigger one.

How to report a defect

  1. Describe what’s happening

    State what the defect concerns, how long it has lasted and how it shows. The more specific the description, the faster we send the right technician.

  2. Attach photos

    A photo says more than a paragraph. It helps us prepare materials and estimate the scope of the repair.

  3. Send it to us

    Use the contact form or e-mail office@nemoservis.cz. Include the flat address and a phone number so the technician can arrange a time.

  4. We arrange the repair

    We log the defect, assign a technician and agree a visit. We’ll keep you informed.

Who pays

Minor maintenance vs. repair

In short: minor maintenance and minor repairs related to using the flat are paid by the tenant; larger repairs are the landlord’s. The exact split is set by government regulation and your lease.

  • Small items (bulbs, seals, batteries) – the tenant
  • Appliance and pipework faults beyond minor maintenance – we handle
  • Defects in the building’s common parts – we handle
  • Damage caused by the tenant – paid by the tenant

What’s the difference between a defect and an emergency?

Can I repair a defect myself and deduct it from the rent?
We don’t recommend it without prior agreement; deducting from the rent on your own can be problematic. Report the defect first; if we fail to fix it in time, the Civil Code also allows for a reasonable rent reduction – let’s agree it together.
